Home Staging Tips – How to Get Ready to Sell Your House

Before going through some random checklist, you first must understand what home staging is and what it is not. Home staging is not shoving pieces of furniture into a vacant space and calling it staged and ready to sell. Home staging is actually a two-part process:  The act of preparing and showcasing residential property for sale.  It is a systematic and coordinated methodology in which knowledge of real estate, home renovations and creative design principles are applied to attract a buyer based on their demographic.

The following list is the “preparation” phase of home staging.

Home Staging – Preparation

Neutralize the wall color on all your walls. The wrong colors and dated interiors are likely to shun buyers.

Decluttering is one of the most important parts of preparing a home for sale. Every item left in view affects how buyers feel when you have a showing. Thinning out your possessions in your house will free up visual space, thus making your house appear large and spacious.

Pack away personal items such as your family photos, awards, religious symbols, sports team memorabilia. These items are removed to not cause any point of contention with potential buyers and so that the buyers may imagine themselves living in your home.

Place in a cabinet or pack away all household appliances that are not used on a daily basis.

Clear dishes out of the sink.

Clear all the items off your refrigerator and counter tops if they are smaller than a cantaloupe. Group all accessory items in boxes. These items may be used in the showcasing of your home for sale; keep them readily available.

Closets – Remove half the contents of your closets to show buyers there’s plenty of room. Group remaining items by color. Add a light bulb in the closet as it gives the appearance of spaciousness. Pack away off-season clothing and shoes and items which have not been used for a year. Pack away all items that have been thrown on furniture or doors.

Pack away half the books in your bookcases. Some will be used as staging props when showcasing your Central Florida house for sale.

Deep clean your house from the ceiling to the baseboards, window coverings, plant shelves, a/c vents. Invest in professional housekeepers to come in once and give it a deep cleaning.

Store toiletries underneath the bathroom sink in a basket. This includes things like soap, lotion, toothbrushes and toothpaste, cologne, and bath items.

Store trash cans and toilet bowl cleaners under the sink.

Place dirty laundry out of view in either the laundry room or in the garage.

Make sure beds are made.
